Who We Are

At CNS property development we actively market new homes on brownfield land that has been acquired out right, have taken options on or have formed a strategic partnership with landowners.

We ensure our homes reflect our dedication to high-quality, sustainable living and homes that are well-designed.

We are developing 30 homes around the West Midlands Borough of Walsall. We focus on the detail of each home, ensuring a scheme comes to life and complements its surroundings that people want to live in. Our homes will cover a wide product range with communities at the heart of our developments.

What We Do

We will be building affordable high quality sustainable family homes on brownfield sites with the aim of meeting housing needs of the local community and area.

Building new homes on brownfield sites means delivering them in areas which already have infrastructure and where the demand for housing is already high. Which in turn eases pressures on councils to release greenfield land and prevents unnecessary loss of the countryside.

We actively acquire land and seek development opportunities in the West Midland’s. Working with housebuilders, planning consultants, architects and designers  to achieve the very best outcome for each development.

We manage the building of all our homes from the pre-planning stage through to completion:

Land research and acquisition – carry out due diligence on the land to establish that the land is appropriate for development, validate that the project will be profitable buy land at the right price.

Validate Concepts – establish which concept will maximise the gross development value, number of units? Type of units? Size of units? Understand the restrictions and obligations. Model the various concepts to validate the GDV.

Secure Planning – engage with planning authorities to gain permission for the development.

Construction – engage with construction companies, working with people that we trust and can ensure that they deliver their work on time to the agreed budget.

Completion and Sale – create a sales strategy ensuring that that we are able to begin pre-ales of units that are under construction. Have a partnership in place with estate agents to ensure all units are sold by project completion.
